I have checked with several Local Credit Unions that do second lean HELOCS and the best rates I have seen currently are Variable at prime + .5% (I have good credit, plenty of Equity and good debt to income percentage).

Additionally, I see there are options to convert a variable rate to a fixed rate on some HELOCs.Are there any lenders on the forums here that offer options similar to what I am looking for, or does anyone have recommendations on lenders they have used in the past that have worked out well in this type of scenario?
