I've gotten around this by having the lender provide a generic letter indicating that I'm in good standing with access to capital up to $X, filling in $X with the offer amount.You definitely want to make sure you or whoever is representing you knows the differences between cash and hard money and can explain them to somebody who has no clue!

I doubt that the current owner of 1371 Avon Ave even has a clue that there are about 80 investors about to find out they've lost their investment (unless the crowdfund portal steps in to make them whole) and that he/she now owns the property these investors believed could be liquidated in the event the Operator was a crook.  

You need the politicians on board because it will require a variance of some sort (because no bureaucrat is going to stick their neck out on something like this) and then the code guys on board because they have no clue how to inspect something they didn't have the chance to see every piece put together.

It's been my experience that 95% of loan officers don't have a clue that this is how you build your business and production.  

Most real estate agents have no clue about real estate investing and you won't learn investing by getting a  re license.

I wouldn't have the first clue when it comes to Seattle of the neighborhood dynamics, desirability of suburbs, etc.

I have been doing this 42 years now and that simply is not have retail buyers buy... 99% use and agent since they have no clue about real estate.. but it makes nice internet fodder...
