If they are not paying their utility bills, I send them a Compliance letter where I explain what it is I need them to do and I post a legal Notice to Comply if necessary.It's important for tenants to abide by all of the terms of your rental agreement.

I wouldn't suggest advertising to everyone at the meeting you have $50K burning a hole in your pocket, but keep that as your ace up your sleeve so when that good deal presents itself you're already able to pull the trigger without having to secure the funds (because you spent all that money on a guru course)..
