Speaking to investment, I can tell you that my cousins make excellent cash flow on these properties but have trouble selling them to trade up to other properties.

And, I might add, everyone likes to be complemented, guys in the trades will try a little harder to do good work if you stroke their egos.

It sounds like you're a jack of all trades.

With real estate cycles in most other states you might see a smaller upside and decline in values.In places like CA and NY you can see wild swings in values based on the cycles almost like a roller coaster.

appreciation "investing" is closer to speculating on market swings.
