The support beams were 6”x6”, they had beautiful poured foundations, no piecemeal additions etc.

The thought of tenants moving in the day after one leaves stresses me out but that may change if this was my full time job or I had a team supporting me.  

Perhaps there are consultants that can help me identify the market that fits my goals, identify target properties and offer prices, and underwrite and help during the acquisition, and I'm curious if such support exists? 

Analysis, Analysis, Analysis- Make your decisions based on data, not hunches (unless you have some kind of inside information). 95% of the time you will be able to find market data to support or not support an investment.

Once this form is filled out, I have a "Power Automate" flow created which will then ping a Microsoft Teams channel letting me know of the new lead which has come in along with some of the important details regarding the call so that I may begin looking in to the property, and call the caller back at the appropriate time, a time of their choosing as dictated by question 4. 

The properties can more than support the debt burden. 

They did an excellent job for me and provide ongoing support--I can call any time with additional questions for no additional charges.

Several calls to their "support" department (and I use that term as loosely as i possibly can) yielded no satisfactory results. 

I prefer the bigger ones because it’s more doors together so your expenses are consolidated and if one unit is vacant the others support it.

Our underwriting team would consider a portion of the HELOC as proof of funds to support the project.
