I always struggle with being too frank, thinking I should somehow be 'nicer' to the reality show contestants that often post here. 

I definitely struggled to find some great mentors, however, and I think that my experience could perhaps be of value to you!

I struggle to find cashflow properties here, and when I do I move quick on them because it'll be a bidding war if I don't lock the property up in a contract.

It is a give away state and I'm sorry to hear about your struggles .
