Ask that accountant if he has a retirement account - an IRA or a 401K.

Sometimes grandparents who have to take required minimum distribution from retirement accounts, but don't necessarily need the money, can contribute for the grandkids.

What limited experience and resources we have to work with:We accidentally got into real estate when our neighbors decided to retire and move out of town.

Urban areas with diverse economies would have stable demand since travellers would prioritize holidays, events (weddings, graduations, etc), and family visits.

I currently don’t have any properties at this moment but my ultimate goal is to retire early and enjoy life and live off my properties.
