I would speculate that the casual labor would apply primarily to kids/teenagers for a one time unskilled task, performed by someone that does NOT make their living doing same.There was a time when every fall I would hire some kids from the local Seminary to rake the leaves...casual labor.

Widening your comps makes your ARV less accurate, it's really a speculative number as a house will only fetch what a person is willing to pay.
