On this specific project, I went for a little more ambitious agenda as the property at hand showed an ARV of AT LEAST 325,000, the property was two story, Property had a converted garage, and boasted a square footage of about 2,400 sq ft.

I'm considering structuring an offer that leverages the assumable debt while providing an attractive exit for the current owner.

Also John, do you have a specific way that you store tenant SSNs that you collect on paper applications (maybe just a lockbox and then shred when you don't need anymore?)?

Are they offering you 2-3X the typical rent for your area?
