I will definitely look into the evection laws of the state. here in Southern California even with very small knowledge of evection laws and tenant rights they manipulate the laws to work for them andcan make your life very miserable and it will take very long time to evict them.

I'm not sure about your area of Texas, but here in Southern California I don't bother with flood insurance as it is far too expensive, I stick with standard non owner occupant policy.
