I don't want to give specific information, or repeat any of the advice given to me because so much of it was contradicting, and find that information from @Mike Lambert to be much more straight-forward and correct.

If I could repeat things over again, I probably would have bought a duplex or 4plex to start.  

People refinance far more often and much more frequently than they think.  

Choose one contractor and go with it-Don't paint smoke rooms - Rip out smokey sheetrock instead of trying to paint them ... repeatedly -Buy a home warranty - we had an AC on the way out....and i didnt buy one- it died 2 days before keys were handed over; it cost me $8K Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I’m doing my first rehab and looking to add the most value when I’m done getting appraised so I can pull the most out and repeat the process.

If we do repeat the mistakes of the past and it does once again become cheaper to buy than to rent, then all we as investors have to do is sell our rentals to the buyers, wait for the market to once again burst, buy back the rentals at 40c on the dollar, and start renting them again. 

I’m on a similar path - wife primary earner, focused on flipping 1st property now, repeat to build up capital and then BRRRR either locally or out of state.

that's exactly why the city transferred them from downtown to Kensington of all sections, lol.the clinics that us taxpayers will be forced to pay for won't really cut back on the drug users. its basically giving them a clubhouse to get high at in various major cities. remember its not an orderly habit so even with the clinics(which will have rules) the users will still frequent the streets(panhandling etc) because they don't follow rules. that's the drug life and that's the reality of the situation.   

We also have a lot of repeat note sellers and professionals that refer business our way.

Bank will loan funds to renovate...20K can turn into 40K easily with leverage and a good eye for deals..Research, Prepare, Inspect, Buy, Restore, Resell...Repeat...
