Has anyone had any luck with national companies in regards to affordable and reliable insurance on homes that are being used as Rentals?

I need to find a single good tool or a single place to go to online that will provide accurate and reliable market values along with risk forecast data, so I can determine what market to try next in order to find my next investment property.

I am a newer investor and am looking for a reliable real estate CPA or tax professional in the Metro Detroit area to file my taxes and help with tax planning.

What resources can I tap into that will give me quality, reliable info on these and similar questions?

On top of that I already have my PM and labor covered in the construction budget.Yes I could do better with other sources of money perhaps, but I'm new to this type of investment project and this money was available now and it was a "jump on this deal or lose it" scenario.Anyone have recommendations for reliable funding at a decent rate in Portland, OR?  

Can you contact an experienced local agent, who is not tied to the deal, just to confirm that folks are in fact reliably renting similar units in the area for $725? 

Just looking for ideas on this, as I already provide the stove and dishwasher, but I think they are pretty reliable compared to a refrigerator , washer& Dryer.Just looking for some ideas here maybe I didn't think of.Thanks,Larry

FL property taxes definitely take a bite out of an out of state investor, but there seems to be quite a few properties where the numbers would work.As an out of stater, the challenge is finding properties that don't need a lot of work and/or finding reliable folks to help doing some rehab. 

Welcome @Jamie Garcia good to see another local LA investor discovering BP.One of the biggest complaints members have here is finding reliable contractors.

One more question though: When it comes time to pull the trigger on a location, should I look for newly renovated/empty locations and look for tenants at market price, or should I look for places that already have tenants that are reliable but are rent controlled?
