If I do have a vacancy, I simply text my current tenants and usually have a tenant lined up in short order.I think as I progress I will get into higher end properties or higher unit complexes but currently I am after the highest return possible.

As an RE investor, and deal in the HML business a bit, I am in progress of placing "Liens" on paid-up properties held in an LLC at 90% LTV.
