Mowing it, parking his cars on it etc. 20 years is the time in Georgia to do adverse possession on  a vacant lot.

I looked into this law called adverse possession and I didn’t know if That would help me in this situation?

If you are risk adverse real estate, (especially out of state) is not for you.

Some markets are harder than others, but there is always a niche or a way to use creativity to overcome.

And bad reviews are hard to overcome. 

Just say no.There is no agreement that can overcome a residential tenant claiming an economic interest in a property if they make improvements or do major repairs.I'd tell the tenant that "the reason the can't do repairs or improvements is because by law, you are required to account for such expenses.

Going back to having your license in school...I think the #1 thing I had to overcome was my thought that because I was young or in school that people wouldn't take me seriously.

I'm so excited and happy to hear that not only have you overcome that, now you're starting to outline your goals and take massive action. 

Being nimble is key, and having a strategy in place in the event of adverse regulations is important.on the front end:  1) figure out your risk tolerance. 

But now coming across a hurdle, the big F word we all wonder how to overcome, yes financing!
