@Randy Philpot rule of thumb = whatever the cleaner charges you + 20% (to help cover cost of incidentals, broken dishes, linens, etc.).

@Allen Wu, In my area municipalities will occasionally fine people for high grass, garbage around the property etc, but if that were to happen at one of my properties (which thankfully it hasn't), I would simply bill the fine back to the tenant.
