And they will occasionally do a "grab back" if for some reason the tenant's funds can't transfer to them. 

Once it’s rented though, there’s an occasional repair but not much to do normally. 

@Randy Philpot rule of thumb = whatever the cleaner charges you + 20% (to help cover cost of incidentals, broken dishes, linens, etc.).

We have clients doing larger projects throughout the year with trusted GC's in our network and I don't have a problem following up occasionally to ensure that the work is quality and getting done in a timely manner.

So far I have ordered the repair of the vinyl siding, placed a metal dish under the water heater to prevent corrosion due to leakage, and plan on eventually re-paving the entirety of the driveway, garage, and sewer drains.

Hi, I occasionally have some RE scenarios come up and have always found these forums to be a wealth of information and full of individuals willings to lend their expertise and opinions.

And occasionally they will refinance one of these properties and take the cash to invest in the syndication. 

@Allen Wu, In my area municipalities will occasionally fine people for high grass, garbage around the property etc, but if that were to happen at one of my properties (which thankfully it hasn't), I would simply bill the fine back to the tenant.
