Texas being a non-disclosure state, I understand most "free" online resources are not reliable source of pulling DFW area property comps (unless I am missing something?).

We have a property management company and my wife is using Quickbooks online and does most of the work entering all the receipts and tracking the accounts.  

One minute she is the nicest person imaginable the next minute she is evil.I heard there is something called non forceablility of verbal agreements and I have also done some additional digging and am reading the followingverbal agreements are not acceptable or legal in real estate transactions.

Have them set up on automatic payments or using a program where they can either deposit it at a bank, online, or another payment station. 

I'm in charge of a small 3-unit HOA, just wondering if anyone is collecting payments from unit owners online in any way?

You do not need a legal entity to have a business, from a tax perspective, only revenue.

Get an attorney or two or a preferred law office to handle all the legal stuff to make sure your golden on any syndication law and making sure the funds are handled correctly. 

Obviously, consult with a qualified CPA to make sure you are doing everything legally, and only take the losses you can take per the tax code.

The tenant does everything online and I get the report.
