Hi Alex, Well if the numbers you share are in your favor and you can manage get 90% of the LTV from your home then Heloc would be a great option.

You can always share the 2nd report with the prospective buyer and show the items that were corrected by your licensed contractors.

I agree with you that it would be best to have both the company on the lease in addition to the tenant, we're just having a difficult time figuring out how to do that because of the language on our lease- It just used the word "tenant", so we're not sure how to clarify one party is financially responsible, while the other party will actually be residing there (tenant)-

Title companies who don't have an attorney in-house would be left out -- you can't share attorneys fees with a non-lawyer.Plus FNMA is referring in their numbers only to the lenders coverage.

Usually, self employed hide money by not taking a "salary" but taking a "draw" / profit share.
