As I said in another post, learning how to paint, spackle and caulk are really important. 

You may not be able to pull out your money on the refinance, but it will enable you to learn the skills needed to do a BRRRR with hard money later on in your career.

@Gian Jr, III: Learn the term "Tax Court"  because that's what you are heading towards.

We have changed our language to state the the person renting must be at least 25 and MUST be present during the entire stay. 

Lessons learned?

Currently in the first lease, with my first two tenants, in my first two rentals, so absolutely still learning!

When selecting roommates or tenants for coliving they must be flexible regarding tenants that you carefully vet in other terms, but gender is something that I've learned the hard way to not consider as a criteria.Let us know how it goes.
