It's a 4 bedroom, 2 bathroom property and can rent for about $1100.In terms of financing I am putting 25% down with interest rate of 4.75% with total including closing costs coming to around $18,000.

Good mechanical systems, roof is about 14 years old, but it's a grandma's house. 20 year old bathrooms, even older kitchen, doors and moldings are banged up from electric wheelchair.I own it outright, and have the cash to rehab it.Problem is that I may be going into a much bigger commercial project (2 hours away), so I don't have time for a diy rehab.

We figure we can sell our place as is for about $380-385k or do $10-15k in upgrades (some of the windows need replaced, plus remodel the bathrooms and add granite to kitchen) and get in the $400-410k range.Good advice on testing the waters.

Another quick update and progress pics for our 2-family flip in Southington, ConnecticutToday's ProgressThe bathroom on the 2nd floor was completely demoedThe plywood for the sub floor for the tile for the 2nd floor kitchen and 2nd floor bathroom was laid todayOur contractor also finished opening up the area going from the kitchen to the dining roomPlumbing wise the 1st floor washer dryer hookup was completed as well as some other plumbing issuesHere are some pictures of the progress from today
