I also look at college housing often which I know is not ideal for everyone, but they seem to rent out pretty easily when there are three universities within 5 miles of each other.

Hope the rental market is strong where you are, and there are plenty of ideal tenants lining up for the place.But the extra expense of lost income is a good thing after all there are no income taxes due on losses. now if they are losers that is a different story and you should have the seller guarantee their rents, etc  Money set aside in escrow or covered in price.

not into the big franchises, cuz of their inflated fees. and 'independent' type of broker that is franchise-free would be ideal for my situation, but they're harder to find as i'm new to the west coast altogether and its mostly the franchises that spend on ad/mkt-ing.anyone know of any?
