We added flooring, cleaned up, added windows, gutters, kitchen, bath, and we always do something a little bit over the top in the deign.

New kitchen, update bathroom, new floors, some exterior work, new water heater, and paint.

I suspect the culture in Ohio will be similar.For "systems" I'd say to make a standard packet of info that has a sample lease, floor plan with square footage, list of "features" like what appliances are there or if there are storm doors, etc., an introduction letter, and an application. 

I have a 4 plex that has needed the main first floor drain professionally augered/cleaned out twice in the last 12 months. 

The layout is:1st floor: (two) 2 bed 1 bath2nd floor: (two) 2 bed 1 bathTop floor: (one) 2 bed 1 bath “attic” w/ low ceilingsTrouble is, the building must be converted to a legal 4-family since 5 is commercial and does not qualify for my mortgage. 

Are you using a phone line, the Broker's desk and floor space, the web site, signs, etc.?

I stick to tasks I am allowed to do (patch drywall, paint, replace fixtures, flooring, tile, and cabinets) and hire licensed contractors to do the rest.I've noticed only 1 out of 6 licensed contractors I've hired in the past (HVAC / plumber / electrician / roofers) actually pull a building permit for the work they've been hired to do.  

Looks like paint, cleanup and some LVP flooring.

I’m looking for a contractor to fix a plumbing leak and replace a tub and shower surround and likely some sub flooring in a rental unit bathroom.
