The EPA has the guideline and they are very hard on mold now.If it were just a spot maybe less then 100Sf I would say go for it but a basement were it on record with mold no way.

The exterior of a building will not sell your unit as well as your interiorsRemove the 7th floor info from the post. while not looking to hide info in anyway you are also looking to get people through the door as the unit looks great and should sell itself. 7th floor could be a negative to some people that they will over look when seeing the unit.Change "right in time for padres season" to "Available for Showings TODAY"This is just a guideline and hopefully will give you a little more successAlso repost the ad as 9 days oldGood Luck

The loan may not even have to be assumed and the seller is just presenting it as an option OR in some cases it has to be assumed because of a very large pre-payment penalty attached to it.The lender for the seller will have assumption guidelines and approval criteria to get to see if you would come close to getting approved by yourself.
