I know there was a big rush to buy warehouse space.. not sure if you can make a profit selling it at 400 a lb.my thought was once it became more main stream the bigger players jump in and it goes all the way down to the price of tobacco.. why not ?

You can also go to the Chicago City Hall, 9th floor, there easy permit desk, you can ask them about the process, if you are lucky and walk up to a nice person he/she will help you. 

I plan on getting rid of/painting over all of the brown wood paneling in this house, replacing all of the flooring, rebuilding that small deck off the master bedroom, some minor landscaping, replace the garage and front doors, replace exterior door under deck, replace all light fixtures, update the kitchen (keep cabinets and paint them white with new pulls), paint the outside and add siding to the right side and back of the house (front and other side has siding already), change out bathroom sinks and countertops, paint all the cabinets in each bathroom, perhaps install walk in shower in big bathroom that has the tub.I plan on keeping the marble flooring in the entry way and try not to replace any windows.

If you do a high end finish (i.e. granite counters, tile showers/tub surrounds, hard wood flooring etc) you can pay more that that.

Similarly I see some CRE lenders throwing money around again topped by dried up inventory and too many new, overpriced A-class developments going up just to create the perfect storm all over again - this time in the CRE space.

Hi Esteban,The multi family space is really competitive (aka expensive) at the moment in the areas (30 min radius of Seattle) you have mentioned.

I have verbally told my clients the information but I think I will use your list (with attribution) :):)My short verbal spiel would be 1) handy owner occupants don't need to cash flow or make money / profit and 2nd will you have a dumpster onsite the day of closing with day labor for the demo, know EXACTLY which electrician, plumber, flooring, cabinet guy, sheetrocker.....that you will use and when will they start, the PART NUMBERS for the cabinets, flooring, paint colors, doors, light fixtures.....

There are all sorts of folks that do lending in the private space from institutions to individuals, the more experienced they are they are going to ask the hard questions about the deals you are bringing to them.

That is a good amount of $ to rebuild 500 sq/ft of living space, 1 bath and a kitchen. 

Insurance replaced all floors, full bathroom, trim, drywall (4ft high), and paint throughout full unit.
