that's another kettle of fish for that section of the market.. but for your BP buy hold i don't care what the market does.. rates are still good enough and the buys good enough to generate that 10% COC return that so many have as their minimum criteria.. at least out east there is enough inventory.

If and when someone wants cable ran after the fact they can either have it ran/fished through the walls or what most will do, even though I personally don't prefer this option as it looks sloppy and connections won't be as reliable, is have one of the cable companies come out and run coax to the various rooms along baseboards and through closets.As for WiFi... it's a wireless solution so no wires are needed here.

I was the office guy I did all the real estate banking, lead generation but he did the Closing and was a master at it.So your Right Andy theres more to this than just learning the nuts and bolts you have to have some salemenship ability if your going to be dealing direct with the buyer sellers the better salesmen will win the deal no doubt.

Getting a contractor to walk the property and give you an estimate (quote) is the best option but if you are just fishing to see if you can get a property, that welcome mat will be put away quickly - they need to make money and doing free walkthroughs will not fly for long.

Thanks for the replies...appreciatedYes, building equity is the game here...SFH and small MFH are for the small fish...accumulate and scale...larger multifamily (above 5 units) are tough to find, difficult to sell...it seems that big players are settling for lower CAP rates (even 4% CAP) and the competition to acquire them is fierce.
