Unfortunately, these outdated discriminative procedures of tender notices and contract documents have unnecessarily wasted about one year, though every point has been resolved and sorted out.

@Tamika Rue, while people at the courthouse might know their internal rules and procedures, they do not know the law.

I realize laws and procedures are different in every state, but this should provide lots of ideas for landlords in other states also.

Does anyone have a good "operating procedures" for new tenants?

In other words, say you want to evict a tenant and give them a 3 day notice to pay or quit, but then they give you part of the rent and you accept it, you then can't continue with that eviction procedure - because by taking some of the rent, you entered into a payment arrangement. 

Each city has their own Sect 8 department and their own policies and procedures. 

Benjamin,The cities of Yucca Valley and 29 Palms have created permitting procedures for vacation rentals.  

Our procedures are the same here, notifying all lien holders, but title is not insurable for a period of 4 years, unless you do a quiet title action.  

What's your procedure if the don't maintain them properly & you end up with stained granite countertops - complete replacement with tenant security deposit?
