If it's a school with many technical, engineering, and medical degree programs then it will probably weather the coming storm better than a small/private liberal arts college.Alternatively, if Hillary Clinton wins the presidency and introduces basically a single-payer system for higher education, maybe these problems go away and college will just become like second-high school for most students.I know my alma mater, a large "State" University saw a "surprise" decrease in enrollment this fall and immediately was talking about cutting staff and the like because their budget has been based on the perpetual growth of enrollment and tuition costs as seen the last 10 years.

My agent was an electrical engineer and VP of our local power company...he said as long as it works leave it be.Kitchens have gas stoves.Basement has access to electric meters, boiler, and hot water.No laundry, no garages.  7 off street parking spaces and free on street parking.

It's a worst case scenario.Quotes came back at:$650 for soil testing$850 for engineering and permits$5-7k for pretreatment system (required by law)$7-10k for leaching field$3-5k for the tankTotal $16.5k - $23,5kObviously, this level of a failure was not planned and was not covered in CapEx.Steps that were taken so far:2 quotes (recommended companies, he's in OH and doesn't know anyone else to call)Sold 1 car that was owned outright to raise fundsConsidering the sale of another car that has some equityDialing back (nearly ending) gifts for Christmas (5 kids plus 4 fosters YIKES)Exhausting his entire emergency fundSteps not taken that I advised him on:3rd party inspection that doesn't do work... not the person the contractor recommends who is probably getting a kick-back if this is really a BS deal.

Two weeks later (LOI said we'd get a PSA in 5 days), the PSA we received is a generic cut/paste which is also severely lacking in terms and is quite literally missing all the exhibits/supplementary info such as engineering/soil tests, tenant/landlord lease, architectural map of the property, etc.
