I am in escrow now and should have about 20k cash to be able to attend an auction.I went to one this Tuesday and everyone seemed to have the same list in hand where they were marking off the properties that were being sold.

Since most properties are going to take you 60-90 days to rehab anyway, by the time you get it rehabbed and rented you are just about at your 6 month mark.

In my area I think we're slightly over valued with 1100sq ft 3bd's hitting the $220+ mark and they were built in the early 70's.

The house has roof damage which is protected for now but needs a new roof. the garage has visible 2.5 foot water marks on the walls from flooding.
