This is due to a few factors, one is the college (VCU) students have their parents come in and buy up the Duplex’s and Triplexes paying too much and driving up the price.

I have been working tax lists, driving for dollars, realtors, door knocking, auctions.  

Here are some things to consider, from our procedure manual, as some additional ideas:Clean window wells before painting begins.Order blinds on-line early.Doors may need time to be rehabbed; order early.Focus on outside and drive up appeal early.

All our buildings are within walking distance to the local U, and many students drive to the community college (more of a commuter school) but like the atmosphere close to the bigger campus.

Yes but it is not hard to figure the good blocks and bad blocks if you take the time to drive them.

The up side for her is I will end up buying 5-10 properties a year through her.My only criticism of her is she wont bend the rules and give me the lockbox codes so I can look inside a property on my own, if I happen to be driving by. 

Keep the gravel off the drive and out of the yard if possible.
