I would like to Landlord and PM the property so am looking to buy somewhere within a 90 minute drive from the city.I want to spend $300k - $350k for my first investment so was considering Pierce County, Federal Way or Everett areas and even Bremerton (although don't love the issues involved investing in military towns).

This location is PRIME & safe, it's a 10min walk to downtown Durham, a 1min walk to their Physician's Assistant School, across from a beautiful park, on the same street as a bus stop which helps students/guests without cars, has a HUGE backyard, it's the most expensive zipcode in Durham, the surrounding homes are all well maintained, it's a historic neighborhood, there are townhomes being built a block down starting at $650k and more being built two blocks away starting at $800k.

The reality is the general state of the economy drives interest rate which drives asset valuation, and in turn asset valuation drives cap rate, NOT the other way around.

Appreciation will be low, and it would be harder to sell when / if the time comes (again, people point to that often times cheap houses sits on markets for months at a time, versus in seattle it sells like hot cakes)Upside of local investment is that it appears “safer” - I know the market, I can drive to it to make sure no one “Morris”ed me, and when the time comes to sell / 1031 - hey, it’s easy, and it most likely will come with good appreciation (I know, appreciation is not guaranteed; it’s icing on the cake).What would you guys do?

I think even the laziest Investor would at least send someone to drive by the property to see the if meth is involved in this endeavor, but believe it or not there are a few sources that will keep records of properties where a drug lab ever existed.
