You need a thick folder to show you did DD re the borrower being able to pay.IMHO I never would want a balloon and risk problems.  

you can do it yourself  download an operating agreement, and fill it out, which states who are the organizing members and how you will operate .

I downloaded a scanner app for my phone.

Only thing I wish is that it included an export feature so I could just download a .csv file, but I was just actually told they're working on that and will have it available in a month or so.I know for sure that at least 2 of my tenants rely on this feature (they pay for rent with a fellowship stipend and need records of where the money goes) so it seems like a good thing to provide.
