For instance, not allowing additional liens is impossible since mechanics liens can be common place and unpreventable by the lender.Taking ownership positions opens you up to liability issues.That stated, I really don't like the 10% rate plus the additional equity profits because they may not be there in the end and all you are left with is 10%.

I think you may be referring to lease option concerns, where the tenant has an option to buy, and whether or not the option creates equitable interest.The biggest concern with letting a tenant do and/or supervise repairs is liability issues and possible mechanic's liens.

2" PVC pipe drains from the kitchen sinks especially if it has the dreaded sinkerator.I spent 2 days unclogging a 1.5" pipe full of grease & nothing worth while would fit down 1.5" piping to mechanically remove it.
