@Roy HuHi Roy, I have 2 in the LQ area and like John said, it’s important to have a unique, well designed/themed property in order to do well with STR’s in this area in my opinion.

Look for sold comps on redfin as you can filter by how long ago they sold, try to stay within six months, pick similar properties and average, if you want to be more accurate make adjustments for different features and finish levels.

I suspect the culture in Ohio will be similar.For "systems" I'd say to make a standard packet of info that has a sample lease, floor plan with square footage, list of "features" like what appliances are there or if there are storm doors, etc., an introduction letter, and an application.
