If they are going to cause issues or damage to the property, you may need to prioritize that, otherwise, you'll be paying for repairs that could've been prevented. 

My overall check list when viewing a property consists of looking for major red flags, such as, damage to the roof, foundation/structural issues, holes in the wall, water damage, etc.

What type of contract addendum do  you include in your lease for service animals to acknowledge that they are there and that if they do cause damage the tenant is still responsible?
