I thought forming relationships with area property managers would be a great thing to do to obtain leads as they may learn of customers who will be leaning towards off loading some of their properties. 

You will need to know the keywords you are looking for and the ads have to be written so that they will attract potential customers and convert well.

Wear logoed shirts all the time, have a sign on your car, tell a story about a crazy seller, etc.  

Despite the fact that the logo is a bit awkward.
