On one hand she’s cool because she lets me view properties by myself but on the other, she never seems to know much about anything.

The inspection was conducted and there were a few minor items that need to be addressed; however, the main concern that I noticed from the inspection is the age of the heating and cooling systems for each unit (all are functioning properly).  

Plus, I don't have to worry (at least as much) about calls in the dead of winter or summer about no heat or no cooling calls. 

Also had no idea that the Lender wouldn't be cool with another entity coming in but I guess it makes sense, just hadn't considered that part so thank you for sharing.I used TurboTax last year to file and didn't really like it, do you just use a local CPA for yourself?

Besides getting your revenue estimates properly, it’s important to consider all the expenses especially energy costs for keeping your guests cool, any lawn care or HOA dues, maintenance, etc.

Very cool idea.

The more developed neighborhoods (Cherry Creek, Washington Park, Highlands, RINO/5 Points) are cool but also more expensive.

I don't discount what other mention about AC, but we don't have it.  70%+ of home in our community don't have AC as the few days in the summer it gets hot don't outweigh the cost and windows open and fans get it cool enough.
