Every area is different and every area is filled with different consumers needing different demands to be met.

@Scott Weigel when talking to people in the  industry - yes ....when talking to  the  regular  consumer - no ..a term  more  political  correct like "alternative " loan programs   is better understood

Rezoning is a time consuming process in most cities and should be avoided.

Changing that to match the deed and county 911 records was a simple letter from the town- but time consuming.

It's also funny how as realtors if we try and educate consumers on what's actually happening in the market, people say we have an incentive to say that the market is not going to crash.
