What is the name of the form that a buyer of a property with existing tenants has the tenants sign stating that their lease is correct and that they do pay rent. Does anyone have this form to send out?

(you should)  Collect as much information as you can during the application process - but forget to get a signature on one document (like the release of information to check prior LL references).

According to the Tampa Bay Times:"The only way around the short-term rental ban is if a homeowner can show that their home had been used as a tourist rental prior to the passage of the 2006 ordinance, had been continuously used as a short-term rental since then, have a city occupational license and have paid sales tax on all rental income.If they cannot do that, and few can, homeowners faces potential fines of $250 a day if they fail to comply."

Most of the time the banks here don't even order a walk-through appraisal, they just send someone to drive by to make sure the house actually exists, and then us a formula based on comparable sales to decide if it's a go or not.

I've tried using several online 1031 calculators but no 2 seem to be the same, and none of them deal with selling a property that was acquired through a prior 1031.
