If you are letting the wholesaler estimate the ARV and the rehab cost, you are setting yourself up for failure before you begin.

Just make sure you have your system somewhat set before you get a HML as the interest can kill newer investors if things start going south.

have laundry room on each floor and eating area and set of rules in kitchen area. met a lot of travelers who stay at hostels and they have setup like that. there was one where they had a weekly dinner and had to contribute towards food prep and cooking to keep cost down and for laundry they had washer/dryers. 

This is an unusual set of circumstances.

I'd recommend you set appointments between normal business type hours,, 9 am to like 6:30 pm for showings, Monday - Saturday.
