We have a good apartment in socal in an area close to wife’s parents and looking to have children soon so want to stay close vs moving now.

You could sell on lease option or installment sale.

My wife and I are in the same boat right now, dabbling at listings or off market whole sale "deals", or paying down RE debt.

So this total purchase and job could go as low as $380,000 and as high as $450,000 not including sales  Commission.

I looked at closed sales within 5 miles of Elkton MD.

Wholesaling is putting a property under contract, assigning it to someone else to close, and then making a spread (money) for being the conduit.

If you are looking at adding a bathroom, try your best to locate the new bathroom as close as possible to an existing plumbing/drain source (either the kitchen, or to another bathroom).  

But then I run into due-on-sale clause issues (I understand the hot topic that is, not for this post).
