It is without a doubt the easiest way to get into a market like Hawaii’s.VA loan + BAH + house hack = a pretty sure footing for the remaining time you have on station. during that time you can find a solid property manager to take care of things once you get reassigned back to CONUS.  

Only have a dispute a $7 per square foot discrepancy.

Bought a primary residence recently, but still looking to pull the trigger on my first full investment deal...tried an opportunity with a partner to get my foot in the door but got beat out on the offer. 

@Jordy Train, Most QIs you'll want to work with will have a national foot print. 

They were good tenants but they installed 2 different kinds of child locks on the kitchen cabinets (without permission) and when they were removed they left damage. 

If they have been evicted or not paid child support, I won't consider them. 

That does not mean you can use $/sq foot for comparison. 

If they can not convince me.. tough luck, you are not setting foot on my buyers list.Why are they begging me to be on my list?

The Child was tested multiple times after it was discovered elevated lead levels in his system and currently (last year) everything went back to normal.

This does make it tricky to comp, but I looked at the price for square foot and its somewhere in the middle if I take into account "like structures", that is to say, total BR / BA, square footage, within that particular neighborhood.I say all of this because I still don't know at this point due to lack of experience if the location is worth overpaying a bit combined with the opportunity to get the rents up and be able to handle the vacancies easier because its a 4-unit.You all have been a great help to me working that out, so thank you all for your responses.
