Things went well for the most part, but there was definitely friction in the "owner" mindset bumping up against the "renter" in terms of how rough on things we were, and the risks with seeking compensation for any damage from friends.Overall it's still something I'd recommend.

Yes I understand that at end of day it'll still need to rely on buyer due dilligence to verify and it's a risk management decision, but tax return filing does carry more weight than seller's income/expense statement in my mind.

Although I'm not afraid of taking risks (I do run into burning buildings, after all), they're usually taken with a lot of education, experience, and forethought.I do have a friend in the fire department who has been successful with wholesaling, flipping, and I believe rentals, too, in the Baltimore region.

He said startup costs (certification, etc.) are around $500, you need to carry at least 15K in insurance (his recommendation), and you should register with the NNA and RotaryNotary.

I want the seller, who are the heirs of an estate, to carry a 10% second for three years and put down 10% with an SBA loan.Any thought on this deal?
