There have been a couple things that we did know we were going over on, like the carpet padding and carpet for example, so we paid the extra $5K or whatever it was.

My property had a water damage because of the air conditioner pipe of the above unit.The water leaked from the ceiling, carpet all wet, so I called the construction company and the dried the wall, floor and need to get replaced the carpet.I claimed to the insurance company so they will handle it, but it looks like the insurance company don't claim to the owner of the above unit and I need to pay the deductible.What the insurance company says is the water damage is an accident, it is not the owner's fault.

Aloha,Correct...it makes it much easier to find a Quality Tenant (the kind that pays their rent timely and takes reasonable care of the place, and will likely stay for at least three to five years) when the paint is fresh and all the windows and doors operate properly, and the carpets don't stink.
