I’ve had multiple calls about the owner financing.

I am not good enough with electrical and roofing to catch what my inspector has called out in the past. 

They fired the full-time employee and just absorbed the calls with existing staff.Most lenders will likely limit you by DSCR.  

in our market we had house never had updates since 1958 and they sold way higher than ARV so you never know  That's called original architecture.

@Ryan Larsen what @Nicholas L. states is pretty true.Being a PM is NOT a high-paying, often not even a well-paying job.If you're set on that strategy, start calling up local large apartment complexes and asking if they are hiring.

Call a local property management company (a few to vet them) and ask what they charge for a "lease only agreement"  We do this all the time.

Ultimately if you are really looking for someone entry level, then I would call CPAs and try to find one that personally owns several rental properties.
