Once you have accounts set up with IPL (Indianapolis Power & Lights) and Citizen's Energy Group (water and gas) it's pretty easy to have service switched on and to stop service so your tenants can take over.

Are they high energy, motivated, do they like to work as a team and support each other.Do not be afraid to talk to two different offices of the same brokerage.  

I recently found a burned down house in a very desirable neighborhood.

Took almost a year to acquire it but was worth the time and energy.

Lot's of these businesses are owner operators and they burn out real quick.

I’ve seen people first hand get burned renting out single family homes when someone moves out.

First, I would look at your goals and how much of your energy you want to invest in these.
