EPDM is long lasting, easy to install but comes in Black and white option only whereas GAF self-adhesive Modified Bitumen option has more elegant and attractive way as it comes in different colours. in terms of durability i would prefer EPDM method.

I have also been doing updated renovations to all of the properties as if I was going to sell them immediately and then holding them for rent.I am attracting rents sometimes 20% higher than other properties near by and renting properties without signage in the yards and often within a few days after one or two showings. 

Look for long periods of demand, and a broad economy that attracts people year-round or close to it.

I agree with everything that has been said.I just wanted to add that AirBnB only works if you are in a high traffic area that attracts a lot of tourists.
