Upon contacting the sanitation district to file a complaint I was told they have no ownership of the vault and that it's the responsibility of the homes who feed into it.While I know they are going to clean it out for the upcoming sale, I am anticipating an ongoing issue and a possible future health hazard for tenants if so.

I deal may take longer to hit anticipated returns simply because your timelines can get pushed back due to tenancy or construction timelines.Also, $100 per door is a very poor blanket metric.

Going over budget and taking longer than anticipated are both things that may have been avoidable so I would analyze the deal to see what happened.Is there something other than credit that is holding them back from doing a short term rental loan with a hard money lender?

If looking for commercial properties an agent who invests in commercial again will be helpful as they will have first hand knowledge.   2) An agent who thinks creatively for on market deals AND helps search for off market deals. 3) They should be able to know rehab estimates and ARVs and anticipated rental rates to help guide you.4) They should also have the connections you will need, ie. lending, contractors and property managers.5) They should be an expert in your area6) They should communicate clearly and consistently so you are in the loop at all times7) They should help to educate you along the way so you become a better investor just by working with themA great place to find an agent in your area is looking here on BP in the network section, lots of great investor friendly agents to link up with!

The contract that HE should give you should have the project address, anticipated timeline, detailed scope of work, payment terms, and some legal section about what happens when things don't work out.
