@Ignatius Okeke how much research have you done on this market, versus just relying on what others tell you?

Are you sure you aren't WAY under market and not just a little? 

The last three properties have been on the market for over a year with active showings but no offers.

It’s a market rate 2 bedroom 2.5 bath townhome in a community that’s a mix of market rate and work force homes.  

But recently I came to learn that deals that are outside of the MLS are better in making investments than the MLS ones.The thing is, I don't know where to begin to see of the off market deals.

And if I sell it why does it make more sense in the long run, and at what price should I sell it for if it’s appraised for less than I bought it with current market. 

I asked the owner of an off-market motel if he was thinking about selling.
