Both are great quality towns that can get good rent.

It depends on the condition of the home you purchase and the quality of the tenants you acquire :)

Of course, this is a simplified example, but my goal here is to show you that it takes time to build wealth.If you want to become a syndicator, you can work as hard or as easy as you want, and of course, your success will be in line with the quality of your work.

At 120k arv tenant quality should be reasonable with proper due diligence.  5% vacancy is obtainable.    

I want thick quality that will work with frames that real estate agents use (perks of my dad selling).

Before you agree to anything, my advice would be to find out if the roommate will make a quality tenant.

If you're a hands-on landlord on lower-quality properties, for example, 10 might be much harder.

And with that your going to learn more in 30 days than you could from 3 years on your own, you will get a great lease, you will have highest chances of getting top quality tenant, and you will have ultimate say on tenant acceptance.
