An interesting case rose in the state of California this year regarding a bankruptcy lawyer who utilized DocuSign for many official legal documents.

There are a lot of tools/resources out there which can help with tenant screening and the new laws can make some of it confusing (admittedly I'm not based in NY nor am I a lawyer who is well-versed in some of these new NY laws). 

I'm no lease expert, but checking with an RE lawyer on providing options between eviction, section 8 application, or a termination of housing only to welcome them back with market rents may be possible.

I am a lawyer (but not licensed in CA) so unfortunately I am not exempt from taking a course prior to sitting for my exam. 

I'm no lawyer, so not sure how that would work or if it triggers a requirement to be an agent.

1) Like he said, learn how to add the costs.. all the costs.So you really need to figure out ALL your costs.lawn care, utilities, taxes, maintenance, closing, selling costs, Lawyer fees ... everything!

Find a Canadian lawyer or US attorney who can set up a LLC or Corporation for you based on your personal/business plan and goals (the state in which you form your business actually makes a difference - your US accountant will tell you why).

That's the way I did it. 1 year leases with CPA's, lawyers, insurance folks, stock brokers, realtors and the like.

At this point I would engage a lawyer.
