Kudos on doing two flips in such a short amount of time.If you have time October 18-20 check out an event in San Diego called Flip Hacking Live I think you'll get a lot out of it.

I am in San Angelo, Texas a small town in West Texas and have had good luck with the smaller banks and that seems to be the case for a lot of people on the forums.   

I see it more regional than national like 8 years ago.A couple cities come to mind like, San Francisco.

Thanks for sharing, big relief for me since I'm in the middle of a flip in San Juan Capistrano right now, although personally, I think the prices in the coastal towns are going to stay flat. 

And in San Francisco. 

What about south towards Kyle, Buda, San Marcos? 

All the data sources say San Antonio is lagging DFW/Houston/Austin in occupancy, but in 2008/2009 they were still 91% occupied-- thats really strong.  

I'm starting out and want to do a deal outside of my area (San Diego).
